Opportunity knocks for the multi-family investor and developer. A buyer may be able to renovate and reuse the existing historic building or pursue a new plan; buyers should confirm what is permitted with the City and the Historical Commission. The Board of Appeal has approved an extension of the zoning relief for this property through December 13, 2027, so a buyer has more time to plan, price and line up financing. Historic 1880 former rectory in the Lawrence Avenue district of Grove Hall, Boston, with a 1920 addition and off-street parking. Listed on the State and National Registers of Historic Places, with character that is hard to find in new construction. A strong opportunity for a buyer with a multi-unit or shared-housing plan. The property is zoned for up to three families (3F-4000), and the Board of Appeal has approved transitional housing with shared facilities, granted in December 2024. Design review is reported complete, which gives a buyer a head start. Depending on the plan, an investor, developer or organization could give this historic building a new purpose. The location adds appeal. Franklin Park and the Franklin Park Zoo are nearby, along with many colleges and universities, including Roxbury Community College and Northeastern University, and the hospitals and schools of the Longwood Medical Area. Proximity to schools, hospitals and transit may support future demand, which buyers should evaluate themselves. Please note: this is not currently a legal multi-family. The use of record is a church rectory, there are no separate legal units today, and no certificate of occupancy is of record. Any multi-unit or other new use requires City permits and approvals. Cash or hard-money buyers only; not FHA-eligible. Permit, environmental and approval documents are available to qualified buyers. Buyer to verify all zoning, permitted uses, approvals, transferability, unit count, income potential, lot size, square footage, distances and condition with the City and their own professionals. Appointment only, please do not visit the property without one.
