Location: Just outside of Codman Square, up and coming residential/mixed use neighborhood

Property:  New construction - eight residential units and one commercial unit

Objectives:  Effectively Market and Sell “High Performance” Building

Challenges: Unique property; Valuation included solar panels and other high-efficiency attributes

Outcome: The marketing and sale of these units were quick and successful, with multiple offers received and multiple units under agreement after the first open house.  As of early March, 2018, seven of the eight residential units are Under Agreement, all at or about asking prices.

Temple Place At Lower Mills

Location: Dorchester/Mattapan line, Busy main street in up and coming neighborhood

Property: New construction - nine residential units

Objectives: Effectively Market and Sell Condominiums

Challenges: Client came to us while in the process of building nine new-construction townhouse condominiums on the Mattapan / Dorchester line.  This was a scenario where we needed to create a market for this property. Location was something that we had to work with, and the market for these types of units - the inherent “vertical” style of a townhouse, with four stories each, would appeal to a particular buyer pool.

Outcome: We worked this property from all angles. We got to know the layouts very well, offering suggestions with regard to finishes and flooring - touches that set one unit apart  from the next. We worked with a graphic designer to name the property, carrying the logo over to marketing materials and open house signage. Community buy-in for this project was as important as the careful pricing of each unit.  Our community open house was held on a weeknight, complete with a food truck, music, and preferred Lender on hand to interact with all visitors. The end result was that all nine units sold with competitive pricing and terms.

Location: Main street in historic residential/mixed use neighborhood right in the heart of Dorchester.

Objectives: Flip - Purchase/ Rehab, Effectively Market and Sell Condominiums

Challenges: The Galvin group team worked through the neighborhood process to turn the existing two family into a three family dwelling successfully. There were several challenges along the road to final sale including a vehicle that impacted the front of the home.

Outcome: The Galvin Group was committed to bringing a functional and well thought out design that would fit the local neighborhood and turned the property into a three family after an extensive renovation. Despite a few bumps in the road, including a vehicle hitting the home, the dwelling was sold quickly, exhibiting The Galvin Group’s experience and understanding of the local real estate marketplace.

The M at 11 Minot Street, Dorchester

Location: Neponset, Dense residential neighborhood abutting commercial/mixed use space

Property: New construction - twenty-two rental units

Objectives: Effectively Market and Rent Units

Challenges: Initially listed in off-peak time of year; Market timing and pricing were concerns

Outcome: In conjunction with the property at 367-371 Neponset Ave, and while marketing the property to several potential tenants including a small food market and a construction company, The Galvin Group brought the owners an offer to purchase the property.  While it was not their intention to sell the property, it was an offer that they could not refuse. Under that new ownership, the property was converted into a restaurant and twenty-two condo-quality rental units. The Galvin Group was intricately involved with the design of the units and neighborhood outreach, which involved continual contact with city and state officials to answer any questions or address concerns that neighbors may have had.  The Galvin Group effectively listed and rented the units, with parking (at an additional cost per space), at competitive prices with favorable lease terms. The brokerage fees were exclusively paid by the tenants, and concessions in rent or fee structure were not necessary to achieve this result.

Property: Burnt-out Brownstone transformed into four condominiums

Objectives: Flip - Purchase/ Rehab, Effectively Market and Sell Condominiums

Challenges: We brought the client a property that was in great disrepair, and after it was sold, client had to work through community process to bring new life back into this historic Roxbury Brownstone that had been heavily damaged by fire.

Outcome: The Galvin Group was involved with the design and neighborhood outreach, and after an extensive renovation, all four units were transformed into luxury condos and were Under Agreement and subsequently sold within twenty-four hours of listing.

Location: At the foot of Jones Hill sits this brand new construction property, three high-end condominiums, with an exterior that assumes the look of the classic Dorchester three family home.

Objectives: Transform an empty lot into a structure that fits into the neighborhood like a classic Dorchester home, while achieving all of the project’s goals.

Empty lot that had to go through neighborhood process and fit the local neighborhood. Newer for the market area, not a lot of new construction there.

Challenges: Brand new construction that had to go through the neighborhood process. It was an empty lot that would have to eventually be turned into a three family home, while being built to meet the needs and wants of today’s buyer.

Outcome: The Galvin Group was involved with the design and neighborhood outreach, three units were approved and sold quickly because of the quality of design and construction. It was outside of the scope that the developer was used to, but Galvin Group was there to help every step of the way.

Dorchester's Clam Point Neighborhood

Location: Clam Point, Dense residential neighborhood

Property: Residential land, 5472 sq.ft. lot

Objectives: Finding a qualified buyer to develop and sell six residential units.

Challenges: The land was being sold without permits.

Outcome: The Galvin Group worked with the Seller and Buyer to facilitate the sale of the land. They also worked alongside the Buyer to ensure full project approval for six residential units. get through the entire process of getting a project approved for six residential units. This process involved over a year's worth of work with various parties including the City of Boston Zoning Board of Appeals, Civic Association, neighborhood meetings, architect, and attorneys to ensure that everyone was in alignment and that the project would moving forward.
