Outcome: In conjunction with the property at 367-371 Neponset Ave, and while marketing the property to several potential tenants including a small food market and a construction company, The Galvin Group brought the owners an offer to purchase the property. While it was not their intention to sell the property, it was an offer that they could not refuse. Under that new ownership, the property was converted into a restaurant and twenty-two condo-quality rental units. The Galvin Group was intricately involved with the design of the units and neighborhood outreach, which involved continual contact with city and state officials to answer any questions or address concerns that neighbors may have had. The Galvin Group effectively listed and rented the units, with parking (at an additional cost per space), at competitive prices with favorable lease terms. The brokerage fees were exclusively paid by the tenants, and concessions in rent or fee structure were not necessary to achieve this result.
